Self Builds:

We have a successful track record of acting for GPs undertaking self build projects. Our services can take you from submission of the initial business case to handover of the keys to a new surgery. We have a pool of resources to call on to undertake the application to NHS England for funding, design (in which Practices are wholly involved), planning applications, assistance with bank funding, tendering construction contracts, selection of a main contractor, project management and final sign-off by NHS England.

Leased Premises:

We have acted for numerous GP Clients entering into leases with investor-developers of new premises. It is essential for GPs to take professional advice in these projects to avoid taking on onerous leases and accepting responsibility for expensive building defects. Our range of experience enables us to offer a wider expertise than many of our rivals who act as Monitoring Surveyor. We can advise on draft leases to ensure GPs are protected from, for example, shortfalls in rent reimbursement and service charge provisions which leave GPs with hefty costs which are not reimbursable. We are able to comment on design to help practices achieve a building that works for them. During the construction phase, our representation ensures that information flows to the contractor and developer from the Practice to help achieve completion on time. Where there are financial implications for Practices, we can assist with ensuring GPs receive value for money on any variations to the project and extras outside of the usual ABC List.

Improvement Grants:

Invicta prepares business cases for GP practices wishing to apply to NHSE for capital funding towards improvements to their premises. We are able to supply budget estimates for the works, commission the design through specialist architects in larger schemes to ensure that works meet NHS design standards, handle the tender process to contractors and project manage the works themselves.
